At Student Rooms you can study like a pro while we take care of your accommodation. All our properties are fully furnished, safe and secure and most importantly has easy access and transport option to the CBD.
1. Inclusive Rents
We keep it simple!
Just pay one bill to Student Rooms, not a landlord or other housemates.
We offer the simplicity of one weekly rental fee, with lots of extras included, to make budgeting a breeze. The only fee not included is electricity which is billed to housemates quarterly.
What is included?
- Utilities (except electricity) which includes gas and water.
- Fully furnished room and house. No need to bring anything but bedding.
- Unlimited WiFi internet included with your rent
- Cleaners that clean all common areas (lounge, kitchen, laundry, bathrooms) fortnightly.
- Gardener to keep lawn and landscaping tidy once a month.
- Access to SR 24/7 our online maintenance and support system.
2. Individual Contracts
No financial risk with other housemates
We provide individual contracts for each of our housemates. This means you do not take financial responsibility for other housemates and only responsible for your own rent. This provides peace of mind and you can focus on your study or enjoying your stay in Adelaide instead of worrying about the logistics of your living arrangement.
3. Fully Furnished
Fully furnished for comfortable living
Our rooms and houses come fully furnished and we provide just about everything you need to be settled in your new place. Each bedroom includes:

- Desk
- Chairs
- Lamp(s)
- Power Cords
- Floor coverings
- Heater & fan
The main part of the house comes with everything you need to just move in and start living. The kitchen has all the necessary utensils, pots and pans, plates and things you need to cook. Lounge rooms and common areas have sofas, televisions, tables and are set up so that housemates have space to study, eat or just hang out together.
4. Transport and Access
All houses are close to efficient public transport.
All our houses are close to public transportation with easy access to the CBD. Our houses are located in the city fringe, so they are usually approximately 10 to 20-minute bus rides. We specifically choose houses that are located within walking distance to bus stops/stations with frequent buses.
5. Safe and Secure
At Student Rooms, we consider the safety and security of all student living in our houses to be the highest priority.
To ensure that you are living with quality housemates, Student Rooms conducts extensive interviews with all our applicants. We require proof of enrolment through a letter of acceptance or student ID’s from university or collages to confirm student status. We also require a minimum of two referees whom we call for a background check.
6. New Friends

Making new friends in a Student Rooms house is almost guaranteed! We try to place people in houses where their personalities will compliment each other whilst at the same time are from varying backgrounds and cultures from around the world.
It’s a great opportunity for those who want to improve their English as they can improve their communication skills with other housemates. You’ll be fluent in no time!

7. Great Clean Place

Imagine having someone come and regularly take care of the lawns, garden and do a clean of the house! Student Rooms houses have these things included in the rent so you can concentrate on your studies and enjoying your time in Adelaide. Student Rooms also facilitates repairs and maintenance of properties with our SR 24/7 online support system, so we’ll keep your house running smoothly.
