At Student Rooms we like to make everything as clear as possible! We have put together answers to questions you might want to ask before you apply, sign or move in to student accommodation in Adelaide.
Applying
How do I apply for a Student Rooms room?
Find a room that you like and click “Apply now”. Complete the information form, which takes just a few minutes. After you submit, we’ll get back to you to arrange an in-office interview (or a video call if you’re outside Adelaide).
Is there an application fee?
There is no application fee. It’s free to enquire, and free to apply. You only pay when you sign your lease.
What do I need to apply?
We ask for two weeks bond, and up to two weeks advance rent, depending on the move in date. We’ll do referee checks, and you’ll need an Australian bank account because rent is collected by direct debit.
How long is a Student Rooms lease?
Most students can move in within less than a week of being approved. International students booking from overseas: tell us your arrival date and we’ll make sure your lease starts when you arrive in Adelaide.
How quickly can I move in?
All applicants are invited to the Student Rooms office for an interview. This will include a virtual tour (video walk-through) of the available room and house. For interstate and international applicants, the interview and virtual tour can be conducted via video call. In-person viewings can be booked on request.
Rooms and houses
Are rooms furnished?
Yes, every Student Rooms room is fully furnished with a bed, desk, lamp and wardrobe. You just need to bring your belongings. Common areas are also fully equipped with everything you need to live comfortably.
Can I bring my own furniture?
Our houses are fully furnished as a complete package. Unless your furniture fits alongside the furniture we already provide, we ask you not to bring additional items.
Where in Adelaide are your properties?
Our houses are located across multiple Adelaide suburbs. A large number of rooms are in the suburbs of Paradise, where we have two purpose-built shared student apartment complexes with direct access to the O-Bahn, the fast bus service that gets you into the city in around 10 minutes. Do all your properties have a gym?
The Student Rooms gym is located at our Paradise residences, where many Student Rooms housemates live. Other Student Rooms houses don’t have an on-site gym, though all are close to public transport that connects to gyms and community facilities.
Can a couple rent one room together?
Most of our rooms are single-occupancy. We do have a small number of twin-share (couple-share) rooms, so ask us if that’s what you’re after.
Maintenance
How often does a cleaner come?
Cleaners generally come fortnightly (or weekly in some houses). They clean all common areas (kitchen, lounge, shared bathrooms, hallways). Dishes and your own room are your responsibility. Gardeners come as required to keep the gardens looking good.
Who handles home maintenance?
We do. If you ever need something fixed, raise a request through SR 24/7 (our online support portal, available to every resident from day one). We will arrange the work to be done so you don’t have to.
Can I have pets?
No. Even though we love animals, pets aren’t allowed in any Student Rooms property.

Rent and bills
How much does rent cost at Student Rooms?
Rooms start at $219 a week, depending on the size of the room, the suburb of the house, and what the property includes. There are no admin fees on top of your rent and bond.
What’s included in the rent?
Gas, water, high-speed NBN internet with secure and password-protected wifi, gardening, maintenance, and cleaning of common areas are all included in your weekly rent. Every house is fully furnished, including bedrooms, kitchens, lounge and laundry areas.
Why isn’t electricity included in the rent?
We encourage our housemates to be responsible with their energy usage, turning off lights and appliances when not in use, just as you would when a tap is running or the gas stove is on. Splitting the electricity cost evenly between housemates keeps everyone honest, the planet slightly happier, and the base rent lower than it would be otherwise.
How do I pay rent?
Rent is collected by direct debit from an Australian bank account. We can help you set this up if you’re new to Australia.
Do I still pay rent and electricity if I go away on vacation?
Yes. Rent is paid for the duration of your lease, whether you’re in the house or not.
Housemates
How do you choose who I live with?
We interview every applicant. We ask about you and your schedule, and we match you to a house where the existing residents will be a good fit for you. Get ready to make some great new friends!
Who will I be living with?
Mostly students from across Australia and around the world. About 40% are Australians, 60% are international students. All our houses are mixed gender and mixed nationality.
Can I meet my housemates before moving in?
Usually not in person, no. Our interview process ensures the house is a good fit, and during your interview we’ll tell you who’s already in the house (their ages, courses, nationalities).
What if I don’t get on with my housemates?
Talk to us. With multiple Student Rooms properties across Adelaide, we can usually move you to another room in another house. The flexibility to switch is one of the real advantages of being a housemate with Student Rooms.
International Students

What happens if my student visa is refused?
You get a full refund. Our visa refund guarantee lets you book your room from overseas while waiting for your visa decision, with no risk if it doesn’t come through.

Can I have guests or overnight visitors?
In short, yes. We have a guest policy where you can have a visitor stay over for a night or two.
